Guelph's rental market runs on a schedule most cities don't have: University of Guelph leases turn over hard at the end of April and the end of August, which means move-out cleaning demand spikes exactly when every other tenant in the same building or neighbourhood needs the same thing. Two things matter more than anything else for getting a deposit back cleanly: booking early, and knowing what actually gets inspected.
Move-out cleaning is done after everything is out of the unit specifically because it changes what's reachable. Furniture that's sat in the same spot for a year hides dust and, sometimes, damage; once it's gone, that whole area is fair game for inspection. An empty home also means closets, cabinets and behind-appliance areas are fully accessible in a way they aren't during a normal tenancy β which is exactly why the standard is higher than a regular clean.
Late April and late August are the two busiest cleaning weeks of the year in Guelph, by a wide margin β every rental in a student-heavy building turns over in roughly the same 5-to-7-day window. Booking 2β3 weeks ahead of a known move-out date is realistic; booking the week of isn't, once peak season hits. If your lease end date is fixed and falls in one of those windows, that's the single most useful thing to act on early.
No cleaning company can guarantee a landlord's decision on a deposit β that's ultimately a judgment call on their end. What a thorough, documented move-out clean does is remove cleaning as a reason to deduct anything, which is the part actually within your control.
